Acquisition Strategy

Capital City Real Estate (CCRE) is a leading developer of urban infill properties in the Washington DC metro area. Since 2006, we have successfully acquired and developed 60 projects.

Target Properties

We are opportunistic in our investment approach, but focused on the strategy. Our focus is on ground-up condominium and mixed-use development in urban-infill locations. We intend to take advantage of urban population growth by doing projects near large mixed-use development. We will actively pursue both ground up development and condo conversion opportunities with a focus on projects between 20-100 units.

Due Diligence

We know that during the sale of a property, the ability of the buyer to effectively work through the due diligence process to ensure an expeditious and successful closing is of utmost importance to a seller. With that in mind, we complete much of our due diligence prior to submitting an offer, and once we go to contract, we dedicate our entire team to effectively navigate the remainder of the due diligence process. Our strength is through our in-house team of professionals who have a wide range of expertise in project analysis, urban development, condo conversion, construction, finance and sales & marketing. We recognize that every property is unique and we specialize in customizing unique solutions to maximize the development potential for every property. Financial Capacity

Capital City Real Estate has successfully developed over $150 million of real estate in the Washington DC area. Our successful track record has been due in large part to our financial partners. We have long standing relationships with numerous local banks and investors who understand the DC market and know we have the experience and the right team in place to execute the development strategy we lay out for each project. When we make an offer, we have already reviewed the project with our financial partners to ensure the financial piece is already in place.
